The National Association of Realtors recently conducted a survey of home buyers who had purchased a new home within the past five years. This survey discovered that 85% stated they would use a Buyer's Agent on their next real estate purchase. A Buyer’s Agent is a realtor who only represents the Buyer when researching homes for sale. Relying on the seller's agent to handle both sides of a deal may hamper the buyer's efforts to find out problems associated with a property, condominium, condo association, or a particular neighborhood.

Although the seller pays the commission, that fee comes out of the purchase price for the home. You should have somebody representing your interests. Most listing agreements stipulate a 6% commission. That commission will either be split by the listing agent and a buyer's agent or all of it will go to the listing agent.

When you work with a buyer's agent, that agent's fiduciary responsibility is to you, the buyer. If you have an agent representing both the buyer and the seller in a transaction you can not have individual loyalty. A buyer's agent gives you that loyalty.
